Sizing our 2-story home

Hey all,

Was playing around with loadcalc but I think I'm failing to understand the "Floor - (linear ft. if slab)" and "Ceiling" measurements - it says linear feet... is that just calculating the length + width of the front/back/sides of the house? Not clear how to figure that.

Anyway, looking for an approx/ballpark sizing for our home located in Laguna Hills CA (92653).

It's a 2-story home (up to 20' high in some parts and with a ceiling that goes about 5' higher in the master bedroom) built in 1980. 2680sq feet with an attached garage (located below two bedrooms) that is approx 440sq ft.

Spanish clay tile roofing, stucco siding, ceramic or porcelain tile flooring downstairs (carpet on stairs and upstairs except bathrooms). Not sure on insulation but I think its the other yellow batts in most places. Not sure what's in the attic space.

So far I've had three HVAC contractors quote me and all have told me minimum 5ton systems and either 14 seer or 16 seer depending on preference. Not sure what sizing the current furnace/AC are but they are ancient and need to be replaced soon. Current ones in place: Lennox G12Q4E-110-8 furnace (1980 IIRC) and Lennox HS16-511V-5P condenser (1986)

One contractor gave a few different brand options from least expensive to most expensive: Payne, Bryant and Carrier - would a Payne branded system be OK? Or should I try to stick with a certain brand and avoid the other(s)?
