Long story short: is it possible to hire chiller repair technicians as independent contractors or can you only work through a company?
Long story: I am purchasing an apartment in New York City that has a 10-ton Trane air cooled chiller that is out of commission (model CGA180B300EA). ItÂs a large space with an atrium and the current owner installed a commercial system because he preferred it to be Â65 or belowÂ. This system was installed 10-15 years ago and certainly wasnÂt maintained in the last few years. I intend to do extensive renovations in 12-24 months, so ideally, I would like to avoid buying a new chiller since my research suggests a new system may be a better approach (ie a Daikin split or VRF) but IÂm not ready to retrofit the a new system before I do the renovations. There is currently no AC in the apartment. Thus, my goal is to get this chiller repaired to buy me 12-24 months until we have a renovation plan done.
Three companies have looked at this (one for the seller, two for me). The sellers guy says we need a new chiller in a one sentence quote. The first guy I brought in was super professional and says donÂt think about repairing, put in a brand new six figure system (which I am open to post repairs). The third guy says these things can only break in a few places and we can likely repair it. He sent a technician who after two hours provided a list of items (add refrigerant, replace contactor, fan motor, a leaking pipe and a few other small items). I bought the guy lunch and asked how long is this going to take him and he said one day maybe two. He said itÂs straightforward and the good news is the electrical and the compressors work. The estimate I get from his boss two days later was very surprising for what is clearly a one man, one-two day job.
HereÂs my problem, itÂs a penthouse. Everyone I bring in for quotes sees the space and think $$$ signs; the quotes I get for basic things IÂm specking are outrageous. My father was a truck driver and I spent my weekends helping him clean and repair trailer homes. IÂve lived my whole life believing everyone has a right to earn a living and a profit. I donÂt believe that gives people a license to rip me off though because I Âhave the moneyÂ.
So thatÂs my situation. Any thoughts are appreciated.
