My parents house has an orphaned hot water heater. HE furnace was installed eight years ago, but nothing was done to resize the chimney. On the second floor, there is clear water damage around the chimney areadrywall disintegrating, paneling corroding and warping. So where do I start?
Do I need a special contractor to remove the damaged drywall and paneling? (I have read that the condensate can be corrosive.) Does the chimney need to be exposed inside the house before it can be assessed, or is it assessed from the roof?
Regarding the chimney itself, if it turns out to be too damaged to use, should I just have a directly vented water heater installed instead of relining the chimney? In that case, would it be best to somehow seal off the chimney if its no longer going to be in use?
