Sizing Question in North Florida

We are considering building a home near Jacksonville, FL and the builder has their own HVAC contractor. The home would have approximately 950 square feet upstairs and 3100 square feet downstairs, of which about 725 square feet is in-law space that does not directly connect to the rest of the main floor. Front door faces south, houses on both sides.

Can I generally expect a 5 ton system to handle 3100 square feet (main floor) in a new home in this region? It is possible that a mini-split to handle the 725 in-law square feet would be a better solution than a dual zone 5 ton system for the main floor? Assume the upper level will have its own system. Thanks for your thoughts. I want to have an educated opinion to discuss with the builder.
