I am a general contractor and am building a spec home near Bend, OR. The home is approx 3500 sq ft on the main level and 600 sq ft in a bonus room over the garage. I am torn on how to heat/cool the bonus room at a reasonable cost. I have talked with 3 HVAC contractors; two of them recommended a single gas furnace/AC for the main level and a ducted mini-split for the bonus room. The other recommended a single gas furnace/AC for the entire house and zoned into 2 or three zones (one of which is the bonus room).
I also discussed this with my insulation sub; he recommended using a flash & batt insulation system at the bonus room, to reduce the heat & cooling loads. And then use a single zoned gas furnace/AC for the entire house.
What have you found to be the most cost effective approach to achieve a comfortable bonus room over a garage?
