Do these pix indicate the need for a major cleaning?

After a routine maintenance call for the HVAC system at our former home, now a rent house, I received the attached PDF report along with pictures and quotes recommending services be performed:

Thorough cleaning of all accessible duct system, duct plenums, registers, evaporator
coil, and blower compartment. Antimicrobial sanitation upon completion.

Primary drain treatment for microbial growth and prevention of drain line
blockage frequency.
We've used the same company before and results were always conveyed via a simple phone call. This time we got an impressive array of PDfs.

My wife is terrified by the price for the above treatments AND the dark stuff in the underexposed pictures (I "opened up the shadows" before posting them here).

The attached PDF report (scroll to bottom, see "Heating System Performance Evaluation") says "No" microbial growth, yet the above recommended work has her convinced a dangerous condition exists.

I am seeking second opinions here because, in part, we live 500 miles from where the house is.
