Replacing or keeping the unit help decide

Good evening,

I have tried to find similar issue as mine on the forum, but I was unable to find it; so please forgive me if I duplicate an issue.

I am residential homeowner; I live in the condo with all electrical 1.5 ton heat pump system that was installed in 2009. I live on third floor and I have my own dedicated unit (heat pump/pictures included); my condo is 988 square feet and is located in northern Virginia. I was told my unit is SEER 12/13.

I requested HVAC technician to come for annual maintenance check; nothing was wrong with the system as far as I was able to tell from inside the apartment; no smell, no issues with air flow or temperature.

First rep told me that coil and motor as well as other internals are covered in mold, and I can request it to be cleaned, but it is likely to return even if UV lights are installed; so he suggested a new Trane heat pump. He also told me that my current system is overburdened with the mold build up and is likely stressing the motor and likely to fail sometime soon. When I asked what he suggests, he told me to get a new system installed.

Second rep did a whole less digging (probably because I told his company that I already had inspected and need a second quote), but still charged a full tune-up charge. He told me to get new system as well, but he told me that his company refuses to do business with Trane due to long delays in repair parts shipping and difficulties with system repairs and other supply issues. Thus he highly recommended Carrier Infinity 25VNa824. Also, when I asked if my system is inefficient due to mold build up he told me "no"; system works just fine and "does not overrev".

Both reps are from highly rated yelp companies in my area (if there is a better method to find good companies do tell). Both told me that mold is not only on coils but inside the motor unit and will be impossible to clean out. So I have few questions to the people that clearly have no skin in the game (unlike the reps):

1) Can the mold be effectively cleaned and remain at bay for foreseeable future?

2) Does it make sense to get a new unit even if everything works?

3) Is there a good list of heat pumps to consider?

4) Which Carrier is better 25VNA8 vs 25VNA0 Greenspeed for my situation?
