EVR and Dehum in unvented attic NOVA

Greetings all,

This is my first post, I am here to learn and hopefully apply what I learn. I will be building a 3500 square foot house near Winchester, VA. The majority of homes in my area are not built tight and do not use ventilation systems and whole house dehumidifiers. So, this type of building in my area is new and I might have to get very educated on the topic so I can educated the HVAC installer on best practices. Currently my house would have two zones, 1 in the basement and the other in the attic I was told they would both be a 4 ton unit.

I would like to do an unvented attic and have already spoken to ultra aire and they recommend there ultra aire 155 in the basement to services the whole house or two smaller systems one in the attic and the other in the basement.

I want an ERV but am having a hard time determining what one to use and if it will be sized properly for my house. It will be a 4 bedroom house, all on those rooms on the 2nd floor. Also, for the ERV do I need to have an inside supply to every bedroom and living room? Also, where should my exhausts be in the house? Laundry is also on the 2nd floor.

Any other input would be appreciated.

I would like to post pictures of my house plans but do not have enough posts to do so.
