Home owner inspection is objecting to how basement unit condensate line is managed, like opinions on the method used which is what I was taught.
He wants a condensate pump to the sewer system, I try to avoid pumps because they fail.
I have
3/4 sch 40 line coming vertically down into a vertical 2 sch 40 12 tall line not sealed to prevent airlock
limestone chips to neutralize acid in 2 pipe
2 line elbows and runs horizontally through wall at 1/4 slope into perimeter drain
minimum 2 closed cell foam seals entire foundation and pipe so any issues are on the far side of the foam.
No trap since this is running to perimeter drain and not the sanitary
House inspector says condensate will be warm and promote mold growth when it hits perimeter stone bed, and could in theory travel 3 back up the pipe to allow mold to enter the house since I have not sealed where the 3/4 pipe enters the 2 pipe.
I think it is a non issue but could propose adding a 2 P trap which, since it will have plenty of water in it relative to the rate of condensate flow should keep the draining condensate at room temperature.
I dont want to fight the inspector but I also strongly prefer passive solutions when I can do them.
