We built a 2 story 3,000 ft home in Richmond VA IN 2017. It has an encapsulated crawl with a Santa Fe freestanding unit.
Issue: crawl space is giving off an on going odor. Its not musty at all. Smells like wood or perhaps clay form under our poly. Doesnt smell like plastic. Smell seeps into our home faintly. We have gotten many professional options and no one agrees on the root cause.
Due to my mold and chemical sensitives, I want to dilute the air. Since NO ONE can figure out root cause of smell, we want better ventilation and fresh air.
Options we have been quoted:
A- Honeywell D90 with fresh air options
B- Aprilaire1870 (135 pints) with fresh air capacity
C- ERV and honeywell90
*the ultraaire has not been an option for us with our contractors, unfortunately. They all use Honeywell or Aprilaire.
My questions:
1. Does the dehumidifier alone (option A or B) provide as much fresh air as an ERV would? I dont know the ERV brand I was quoted.
2. Is 135pints too big for 3,000 feet? Getting mixed opinions.
3. Whats the preference between Honeywell and Aprilaire Dehum these days?
Thanks so much!
